My Neighbor Had Their Property Surveyed. I Don’t Think the Property Line is Correct. What Can I Do?

Picture this: Your neighbor gets their property surveyed, but you don’t think the property line was marked correctly. This scenario happens, leading to a long-lasting land surveying conflict. Luckily, there are steps you can take to resolve this dispute. Check out these!

Search Your Title

First, search your title deed from the relevant authority whenever you’re in a property line dispute. A title deed helps show the legal ownership of the line, hence, proving who is right in the conflict. Title searches might cost approximately $200, depending on your location.

Check Your Community’s Laws

Property line laws vary by state. Some cities might have their property line laws, too. Ensure you fully understand the laws in your specific area before going head-to-head with your intruder.

Start a Discussion

Talking to your neighbor about a property line dispute can be challenging. It would be best to remain calm and solve the dispute amicably. Simply show them the property boundary and outline the end of their properties. Most importantly, arm yourself with a map when doing this.

If the conflict escalates, it’s better to do property line surveys by hiring experts rather than going to the courts.

The experts will carry out surveys and locate the boundaries of your properties as your deed indicates. They take this step (surveying) before re-drawing the line. If the conflict arises again, they advise on the correct solution to ascertain the reason for the discrepancy.

Install Fences or Signage

For trespassing issues, you need to label your property with private property no trespassing signs. These signs help dissuade trespassers on your property, particularly if a fine is attached.

You might also build a fence to keep intruders out and protect your property boundaries. Building a fence helps prevent any boundary line confusion. But, ensure you aren’t trespassing on your neighbor’s property!

Consider hiring experts to help define your boundary correctly. Experts such as D.G. Smyth & Co., Inc. will come to your property regardless of where you live in Texas.

File a lawsuit

Let this be your last step because lawsuits are costly and might derail. If you’ve to file a lawsuit, work with an attorney handling property conflict cases and are conversant with national land laws.
